Why it's the perfect time to build a house

Many homeowners and future homeowners in 2025 are wondering: Is this a good time to build a house? There are many benefits to building in 2025 and the near future. We’ve gathered them here, so you can make an informed decision about when to build a home.

Six Benefits of Building in the Near Future

Let’s take a look at the timely benefits of building a home.

  1. You can start building equity now. In fact, many West Michiganders are choosing to build now rather than later, setting themselves up for financial stability for years to come. Build long-term wealth and gain access to the tax advantages that come with being a homeowner.

Additionally, real estate remains a solid investment. While there may be short-term fluctuations in a home’s value, the value will likely increase when you look at it as a long-term investment of at least five years.

  1. The existing home inventory is likely to remain tight for some time. Instead of buying a house and settling for undesirable features, build a house to take control of the timeline, architectural design, and home features.

  1. Sure, mortgage rates are higher than they were during the pandemic, but they’re still below historical averages. So, now is still a time when you can take advantage of historically low rates.

  1. According to Snowden Builders, “Many of the proposed tariffs that would affect construction materials, like lumber and steel, have been paused.” Now is the opportunity to build a home without worrying about new tariffs causing future price hikes.

  1. After an initial spike, the market for construction materials has stabilized. However, there is still an annual increase in prices of critical materials, including ready-mix concrete, wood furniture and fixtures, general millwork, paving mixtures/blocks, and softwood lumber. Historical patterns and trends from the past few years don’t indicate a decrease in prices anytime soon.

Furthermore, Hostetler Family Homes states that “Since 1965, residential construction material prices have increased by an average of 4.8% annually.” The only exception was the Great Recession (2007-2009), the only “three years of the last 60 when prices didn’t climb.”

So, how does this affect homeowners? Here’s an example: It’s 2025, and you want to build your dream home for $500,000. You want to wait to build, hoping for lower prices or interest rates, or to save for a down payment. Unfortunately, with an almost 5% annual price increase, the same house will cost approximately $525,000 in 2026 and $551,250 in 2027.

You can save or invest that money elsewhere!

  1. Interest rates remain in a reasonable range by historical standards, so take advantage of the current rates.
